Pre-purchase electrical inspection in the Inner West

A general building report usually notes the electrics in a line or two and recommends a licensed electrician. Our pre-purchase electrical inspection is that next step: a licensed electrician looks at the switchboard, wiring, earthing and safety devices of the house you're thinking of buying, and tells you in writing what we found.

Ring 0421 772 661 with the address and how the agent handles access. We work across the Inner West and the rest of Sydney.

Why it matters

Older Inner West homes hide the expensive parts

Inner West houses are often a hundred years old and have been rewired in pieces, by different people, over decades. From the open-house walk-through everything looks fine: the lights work and the power points have been replaced. The risk sits in the roof space, under the floor and on the meter panel, where you might find original rubber-insulated cable, lighting circuits without an earth, or a switchboard on an old asbestos-containing backing board.

Those findings can change what a house is really worth to you, or what you ask the vendor about before exchange. Knowing early means you can get a quote, negotiate or plan the work rather than discovering it after settlement.

What we check

The inspection, item by item

What we can reach depends on access, but a typical inspection covers:

!

Switchboard and meter panel

Age, condition, fuses or circuit breakers, signs of heat damage, and whether the backing board may contain asbestos.

!

Safety switches (RCDs)

Which circuits are protected, and a push-button test of each device.

!

Wiring type and condition

Visible cable in the roof space and subfloor, looking for rubber or cloth insulation and amateur joins.

!

Earthing

Presence and condition of the main earth, and earth continuity on a sample of outlets.

!

Smoke alarms

Number, location, type (hardwired or battery) and age against NSW requirements.

!

Visible defects

Scorched or loose outlets, overloaded power boards, exposed cable and outdoor fittings in poor condition.

Limits

What it is and isn't

This is a visual and functional inspection, not a full test of every circuit. We don't open walls, lift fixed floors or dismantle fittings in a house you don't own yet, and we only switch circuits off with the agent's agreement. Where something needs a closer look, we say so plainly rather than guessing. For background on what buyers ask, see our guide to electrical inspection before buying.

After the inspection

Findings you can act on

You get a written summary that sorts what we found into three groups: safety issues to fix promptly, items to budget for, and things that are fine. If you go ahead with the purchase and want the work done, we can quote it; any work we do is tested to AS/NZS 3000 and certified with a Certificate of Compliance for Electrical Work, and carries our lifetime workmanship warranty.

Questions

Common questions.

Isn't the building inspection enough?

A building inspector usually notes visible electrical concerns and recommends a licensed electrician. Our inspection looks specifically at the switchboard, wiring, earthing and safety devices.

Do I need the vendor's permission?

Yes. Access is arranged through the selling agent, and we only switch circuits off with their agreement.

Can you tell if the house needs rewiring?

We can identify old cable types where they are visible and flag circuits of concern. Confirming the full picture needs testing, which we can do once you own the property.

Do you check for asbestos?

We note switchboard backing boards that may contain asbestos. We don't sample or remove it; that needs a licensed assessor or removalist.

Do you do pre-purchase inspections outside the Inner West?

Yes. The Inner West is our main area and we inspect homes across Sydney.
