Electrician for warehouse conversions

Converted warehouses and factories in suburbs like Marrickville, Camperdown, St Peters and parts of Leichhardt make striking homes and studios. Electrically, they're a world away from a cottage: big volumes, hard surfaces and wiring that may date from the building's industrial life.

Ring 0421 772 661 to talk about your space. Blue Link Electrical is a licensed electrician based in Hurlstone Park, working across the Inner West and Sydney.

The electrical character

Industrial bones, residential use.

Warehouse conversions vary enormously. Some were redeveloped into apartments with a completely new installation; others were converted piece by piece, with residential wiring added onto what the factory or workshop left behind. It's not unusual to find redundant industrial circuits, old surface-mounted conduit and switchgear nobody can identify.

Some former industrial buildings have three-phase supply, which can be an advantage for heavy loads, but it depends on how the building was subdivided. In strata conversions, the building's main switchboard and supply are usually common property, and each unit has its own board.

!

No ceiling cavity

Exposed trusses, concrete slabs or sawtooth roofs leave nowhere to hide cable, so runs are often surface-mounted.

!

Brick and concrete walls

Solid walls are slow to chase, so conduit or cable trays are often the cleaner option.

!

Legacy industrial wiring

Old circuits that may be redundant, undocumented or unsuitable for residential use.

!

Big open volumes

Lighting that works in a domestic room can look lost in a double-height space.

Exposed work

Conduit as part of the look.

In many conversions, exposed conduit is the right answer, not a compromise. Done well, with straight runs, consistent spacing and fittings chosen to suit, it suits the industrial character of the space. Done badly, it looks like an afterthought. We plan routes with you before starting, so cables follow beams and walls cleanly and switch positions make sense in an open plan.

Metal or heavy-duty PVC conduit, surface-mounted boxes and industrial-style switches are all options. The choice affects the look and the cost, so it's worth deciding early.

Lighting

Lighting high ceilings.

High ceilings need a lighting plan, not just more downlights. Pendants on long drops, track lighting on beams, wall washers and uplighting help a large space feel warm rather than cavernous. Fittings mounted high need safe access for future globe changes or replacements, so we think about maintenance at the design stage. Our pendant light guide helps with drop heights.

Ceiling fans can make a big difference in tall spaces that trap heat in summer, but they need secure fixing to the structure and a downrod suited to the ceiling height. See ceiling fan installation.

Common jobs

What conversions usually need.

Mezzanines often lack power and lighting, or rely on extension leads from below. Kitchens added into open plans need dedicated circuits run across large distances. Live-work spaces need power for workshops or studios separate from living areas. An electrical safety inspection is a good first step if the history of the installation is unclear, so redundant industrial circuits can be identified and made safe.

If the building is strata, the owners corporation may need to approve work affecting common property. All our work is tested to AS/NZS 3000 and comes with a Certificate of Compliance for Electrical Work where required.

Questions

Common questions.

Can wiring in a warehouse conversion be hidden?

Sometimes, where there are stud walls or a ceiling cavity. With exposed trusses or concrete, neat surface conduit is usually the practical choice.

Does my warehouse apartment have three-phase power?

Some do, depending on how the building was subdivided. We can check your board and supply.

What lighting works best for high ceilings?

A mix: pendants on long drops, track or wall lighting, and uplighting, rather than relying on downlights alone.

There are old industrial switches nobody uses. Are they safe?

They may be live or redundant. Leave them alone and get them identified, then made safe or removed by an electrician.

Are you licensed?

Yes. NSW Electrical Contractor Licence 332956C, fully insured.
