Electrician for terrace houses

Terraces are long, narrow and joined to their neighbours, and that shapes almost every electrical job inside them. Suburbs like Glebe, Annandale, Balmain and Newtown are full of them.

Ring 0421 772 661 to talk about your terrace. Blue Link Electrical is a licensed electrician based in Hurlstone Park, working across the Inner West and Sydney.

How terraces are built

Long, narrow and hard to reach.

In a typical terrace the meter box sits at the front, but the kitchen, laundry and bathroom are at the back, often in a later rear addition. That means long cable runs from the switchboard to the heaviest loads in the house. Upgrades for an induction cooktop, heat pump or air conditioner often depend on the route back from the front of the house.

Access is the main challenge. Party walls are shared with the neighbour and are usually solid brick. Roof spaces in single-storey terraces can be shallow, and in two-storey terraces the space between the ground floor ceiling and the upper floor is often tight. Some have a narrow subfloor; others sit almost on the ground. Getting cable from one end to the other without opening ceilings takes planning.

What we often find

Typical terrace electrical issues.

!

Ageing wiring

Original or early replacement wiring, sometimes rubber-insulated. See old wiring in Inner West terraces.

!

A crowded old board

Ceramic fuses or a board with no room left, often in a tight spot by the front door.

!

Overloaded back circuits

Kitchen and laundry appliances sharing a circuit that was never meant for them.

!

Upstairs with few outlets

Bedrooms with a single power point and a ceiling light, and little else.

!

Damp rear additions

Older laundries and bathrooms where moisture reaches fittings and causes tripping.

!

No space for new loads

Supply and switchboard capacity limits once you add air conditioning, induction and an EV charger.

Upgrades

Upgrading a terrace sensibly.

Start at the switchboard. A new board with circuit breakers and safety switches makes everything else possible and is often the first thing a buyer's report flags. See switchboard upgrades.

From there, it's about separating loads and adding power where people actually live: a dedicated kitchen circuit, outlets in bedrooms and the living room, LED lighting, and ceiling fans for upstairs rooms that heat up in summer. Where a rewire is needed, it's often done floor by floor or during a renovation, when ceilings or floors are already open. Our house rewiring page explains the options.

Going all-electric in a terrace raises its own questions about supply capacity and cable routes. Our page on gas to electric in an Inner West terrace covers that in detail.

Working in your terrace

Neat work in tight spaces.

We plan cable routes before starting, using roof spaces, subfloors and existing cavities wherever possible, and explain where any wall or ceiling work is unavoidable. Work on or near party walls is kept to your side of the wall. Many terraces are in heritage conservation areas, so any change visible from the street, such as a meter box or front light, is worth checking with council.

All work is tested to AS/NZS 3000 and comes with a Certificate of Compliance for Electrical Work where required.

Questions

Common questions.

Why is wiring a terrace harder than a freestanding house?

Long runs from front to back, solid party walls, and tight roof and floor spaces. It's very doable, but cable routes need planning.

Can I add air conditioning upstairs in my terrace?

Usually. It needs a suitable circuit from the switchboard and a route for the cable, and we'll check the supply can carry it.

Should I rewire my terrace before renovating?

If you're renovating anyway, it's the best time, because walls and ceilings are open. Otherwise an inspection will show what actually needs doing.

My terrace trips when the washing machine runs. Why?

Often the laundry shares a circuit with other loads, or moisture is reaching a fitting in a rear addition. Fault finding identifies which.
