Heritage renovation electrical

Victorian terraces, Federation cottages and inter-war bungalows across the Inner West were wired long before modern loads existed. Bringing them up to date without damaging the features people love is a skill in itself.

The challenge

Modern wiring, original fabric

Heritage homes tend to have solid brick or rendered walls, lath-and-plaster or pressed-metal ceilings, decorative cornices and ceiling roses, and timber floors over a shallow subfloor. Every one of those affects how cable can be run. Chasing into solid walls is messy and sometimes unwelcome; cutting a decorative ceiling is a last resort.

We plan routes that use the roof space, the subfloor, wall cavities where they exist, and joinery or skirting where appropriate, so the new installation is largely invisible. When a cable has to go into a wall, we discuss it first.

If the house is heritage-listed or in a heritage conservation area, check with council and your designer about what external changes need approval, such as a new meter box position or external lights. Internal wiring is usually the electrician's call, but the external face of the house can be a different matter.

Typical findings

What older homes usually need

Every house is different, but some items come up again and again in a heritage renovation.

!

Old cable

Rubber- or cloth-insulated wiring that has gone brittle. Our guide on old wiring in Inner West terraces explains the risks.

!

Ceramic fuses

Rewireable fuses with no safety switches. A switchboard upgrade is usually part of the plan.

!

Few power points

Rooms with one outlet, run on extension leads. New outlets are placed so they don't spoil skirting or fireplaces.

!

Ceiling roses

Pendants hung from original roses can be rewired and refitted carefully rather than replaced.

!

Period-style fittings

Many owners want switches and lights that suit the era. We fit whatever you choose, provided it's compliant.

How we work

Stages on a heritage job

Planning starts with an inspection of the roof space, subfloor and board, so the quote reflects the real access. During rough-in we protect floors and features, run new cables through the most discreet routes and coordinate with the builder and plasterer on any repairs. Old cables are disconnected and, where practical, removed so there's no confusion later.

Fit-off connects the new switches, outlets and fittings, then every circuit is tested to AS/NZS 3000 and we lodge a Certificate of Compliance for Electrical Work. Our switchboard upgrade in Annandale is an example of work in an older Inner West home. Blue Link Electrical is based in Hurlstone Park, surrounded by exactly these kinds of houses.

Questions

Common questions.

Can you rewire a terrace without damaging the ceilings?

In most cases yes, by working from the roof space and subfloor. Some minor patching is often needed; we plan routes to keep it small and away from decorative features.

Do I need council approval for electrical work in a heritage home?

Internal wiring generally doesn't, but external changes like a new meter box or lights on the facade may. Check with council or your designer.

Can I keep my original light switches?

Old switches with exposed metal or worn insulation aren't safe to keep in service. Reproduction period-style switches are a good alternative.

Is a full rewire always necessary?

Not always. Sometimes only parts of the wiring are old. We test and inspect and recommend what's actually needed.

Do you work with heritage builders?

Yes. We fit in around builders, plasterers and joiners and agree on access and protection before starting.
