Commercial electrician for small business

Shops, cafes, offices, clinics and studios need an electrician who turns up when the business can cope with the disruption, leaves proper paperwork and explains the options in plain language. That is the work we do for small commercial premises across the Inner West and greater Sydney.

Ring 0421 772 661 to talk through your premises. We look at the site, then give you a written quote before any work starts.

What we do

Electrical work for shopfronts and offices

Blue Link Electrical is a licensed electrical contractor (NSW 332956C) based in Hurlstone Park. Alongside household work, we look after small commercial sites: a strip-shop tenancy on a main road, a first-floor office above a shop, a cafe kitchen, a hair salon, a small warehouse unit or a consulting room. We are not a large commercial contracting firm, and we don't take on big-building or industrial projects. The sweet spot is premises where the owner or manager wants to deal directly with the electrician doing the work.

Commercial jobs differ from homes in a few practical ways. Equipment runs for longer hours, the load is often higher, there may be a three-phase supply, and the building owner, strata or a landlord's agent usually has a say in what can be changed. Downtime costs money, so planning the order of work matters as much as the wiring itself.

!

Fit-outs and refits

New power, data and lighting layouts for a tenancy, coordinated with the shopfitter or builder. Our shop fit-out planning guide covers what to decide early.

!

Extra circuits

Dedicated circuits for coffee machines, commercial fridges, ovens, dishwashers, servers and other heavy or critical equipment.

!

Lighting upgrades

Replacing tired fluorescent battens and old downlights with LED fittings, plus signage, display and after-hours security lighting.

!

Switchboard work

Adding RCBOs, replacing old fuse equipment, labelling circuits properly and making room for new equipment.

!

Exit and emergency lighting

Installing and replacing exit signs and emergency fittings. See our emergency exit lighting service.

!

Fault finding and repairs

Tripping circuits, dead outlets and failed lights traced to the cause rather than reset and left.

When to call

Signs your premises needs electrical work

The most common trigger is a change of use. A shop that used to sell clothing and is becoming a cafe will need very different circuits. A new lease is another: tenants often inherit a switchboard with mystery circuits, power points that don't suit the furniture layout and lighting nobody has looked at in years.

Other prompts include a breaker that trips when a particular machine starts, extension leads and power boards creeping across the floor, buying new equipment with a higher rating than the old one, and an insurer or landlord asking for electrical work to be checked. If staff are using double adaptors behind the counter, the premises has outgrown its power layout.

Pricing

What affects the cost of commercial work

Every site is quoted individually, because the variables change so much between premises. The main ones are the size and condition of the switchboard, whether the supply is single or three-phase, how easy it is to run cable (open ceiling space versus a concrete slab with no access), the number of new circuits and fittings, and whether work has to happen outside trading hours.

Building rules can also add steps. Strata buildings and shopping strips with shared services may need approval from the owners corporation or the landlord, and some jobs need work at the main switchboard in a shared meter room. If an upgrade to the electricity supply itself is needed, that is arranged with Ausgrid and may require a Level 2 accredited service provider; we explain what that involves in our guide to Level 2 electricians.

How we work

From site visit to compliance paperwork

We start with a look at the premises, the switchboard and your plans for the space. You get a written quote that sets out what is included. Work is scheduled around trading where we can, which may mean an early start, a late finish or a day the shop is closed, arranged in advance.

Once installed, every circuit is tested to AS/NZS 3000. Where the work requires it, we lodge a Certificate of Compliance for Electrical Work (CCEW), and you get a copy for your lease file, landlord or insurer. Circuit labels are updated so the next person who opens the switchboard knows what they are looking at. For portable appliance requirements, our test and tag guide explains how the rules work in NSW.

Questions

Common questions.

Do you do large commercial or industrial projects?

No. We focus on small commercial premises such as shops, cafes, offices, salons and small warehouse units, where the job suits a licensed electrical contractor working directly with the owner or tenant.

Can you work outside our trading hours?

Yes, by arrangement. Early starts, evenings or a closed day can usually be planned so the business keeps running. We agree the timing when we quote.

Do we need landlord or strata approval?

Often, yes, particularly for switchboard changes, new cable routes through common property or anything in a shared meter room. Check your lease, and we can provide a scope of work for the approval request.

Our premises has three-phase power. Is that a problem?

No. Many shops and small industrial units have three-phase supply. We work on three-phase switchboards and circuits; any change to the supply from the network is arranged with Ausgrid.

Will we get a compliance certificate?

Where the work requires one, we lodge a Certificate of Compliance for Electrical Work and give you a copy. See our CCEW guide for what it covers.
