Electrical maintenance in Sydney

Electrical systems don't need much attention, but they do need some. A periodic check catches the loose connection, the failing safety switch or the worn-out fitting before it turns into a no-power call on a Sunday night.

Ring 0421 772 661 to set up a maintenance visit. We're a licensed electrician in Hurlstone Park looking after homes, rental properties, strata buildings and small businesses across the Inner West.

Why bother

Maintenance versus waiting for a fault

Most electrical failures give some warning: a switch that's warm to touch, a light that flickers, a safety switch that trips now and then, a power point that's gone loose in the wall. Individually they're easy to ignore. A maintenance visit is simply an organised way of finding and dealing with those small things while they're cheap and convenient to fix.

It's different from a full electrical safety inspection, which is a thorough report on the whole installation. Maintenance is practical and ongoing: test, tighten, replace what's worn, and keep a record.

What's included

A typical maintenance visit

The exact list depends on the property, but most visits cover these areas.

!

Switchboard check

Visual check for heat damage, loose components and labelling; confirming which circuits have RCD protection.

!

Safety switch testing

Testing that RCDs trip as they should using proper test equipment, not just the push button.

!

Smoke alarms

Checking hardwired alarms, interconnection and expiry dates. See NSW smoke alarm rules.

!

Outlets and switches

Looking for cracked, loose, discoloured or worn fittings and replacing them.

!

Lighting

Failed fittings, flickering LEDs, tired drivers and outdoor lights affected by weather.

!

Outdoor and wet areas

Weatherproof outlets, garden lighting and exhaust fans, where moisture causes most deterioration.

Who it suits

Homes, rentals, strata and small business

Landlords and property managers use maintenance visits to keep rentals in order between tenancies and to keep records of smoke alarm and safety switch checks. Our landlord electrical safety checklist lists what to look at.

Strata buildings have common-area lighting, stairwell fittings, car park lights, intercoms and sometimes emergency lighting. Planned visits arranged through the strata manager keep those running without a string of separate call-outs.

Shops, cafes and offices benefit from regular checks of the board, lighting and high-use outlets, plus coordination with test and tag where the business needs it. We can schedule visits outside trading hours by arrangement.

Older homes in the Inner West, particularly terraces and Federation cottages with mixed-age wiring, are worth checking every few years. Small faults on old circuits are easier to manage when you know about them early.

How it works

Scheduling, records and cost

We agree a scope with you first: which areas, which items, and whether small repairs found on the day should be done straight away up to an agreed limit or quoted separately. That keeps the visit predictable for owners and agents who need approval before spending.

After the visit you get a written summary of what was checked, what was fixed, and anything that needs attention later, with priorities. Where repair work needs one, we lodge a CCEW.

Cost depends on the size of the property, how many items are on the list, access (shared roof spaces, locked plant rooms, tenants to coordinate) and how much repair work turns up. A small apartment is a short visit; a strata block or a busy shop takes longer. We quote the scope up front.

Questions

Common questions.

How often should electrical maintenance be done?

It depends on the property and its use. Rentals are often checked between tenancies; businesses and strata buildings tend to suit a regular schedule. We can suggest a sensible interval after the first visit.

Is maintenance the same as a safety inspection?

No. An inspection is a detailed report on the whole installation. Maintenance is a practical check-and-fix visit focused on keeping things working.

Can you fix things on the spot?

Yes, small repairs like replacing a cracked power point or failed light can usually be done during the visit if you approve them. Bigger items are quoted separately.

Do you provide records for landlords and agents?

Yes. You get a written summary of what was checked and done, which is useful for your property records.

Can visits be arranged outside business hours?

For commercial premises, visits can be arranged outside trading hours by arrangement, subject to availability.
