Electrical services for real estate agents

When a property goes on the market, small electrical defects become bigger problems. A missing light, a cracked power point cover or an old fuse board can end up in a buyer's inspection report and become a talking point in negotiations.

Ring 0421 772 661 to book work before a campaign. Blue Link Electrical is a licensed electrician based in Hurlstone Park, working across the Inner West and Sydney.

Sales, not rentals

Getting a home ready to list.

Sales agents work to a different clock from property managers. There's a photography date, a first open home and an auction or deadline. Electrical work needs to slot in before those dates, and it needs to be the kind of work that removes objections rather than starting a renovation. (If you manage rentals, our page for property managers covers that workflow instead.)

The useful pre-listing jobs are usually modest: replacing broken switches and outlets, getting every light working for the photos, fixing a tripping circuit, and making sure smoke alarms are present and working. Our pre-sale electrical check page goes into what a vendor might fix and what they can leave.

!

Lights for photos

Failed globes, dead fittings and mismatched colour temperatures sorted before the photographer arrives.

!

Damaged fittings

Cracked power points, loose switches and missing covers replaced so they don't appear in a report.

!

Smoke alarms

Missing, expired or chirping alarms replaced. See NSW smoke alarm rules.

!

Safety switches

Adding RCD protection where circuits have none is a common buyer report item.

!

Old switchboards

A ceramic fuse board is often flagged. We can quote so the vendor can decide whether to upgrade or disclose.

!

Outdoor and garden lights

Working outdoor lighting matters for twilight photos and evening open homes.

After the building report

Answering buyer questions.

Pre-purchase building reports often note electrical items in general terms and recommend a licensed electrician inspect further. That can unsettle a buyer, even when the actual issue is minor. A clear written assessment from an electrician helps everyone: what the item actually is, whether it's urgent, and roughly what's involved in fixing it.

We can inspect the specific items raised and give the vendor a written summary with photos. Buyers who want their own inspection can read our guide to an electrical inspection before buying.

Access and billing

Keys, vendors and invoices.

Access is usually the tricky part when a vendor has already moved out. We can collect keys from the office or work to a lockbox arrangement, and we'll confirm the timing with you so we're not in the house during an inspection or photo shoot.

Invoices normally go to the vendor, quoting the property address. Where work requires one, a Certificate of Compliance for Electrical Work is supplied, which is worth keeping in the contract documents or on file for questions during the campaign.

What not to do

Small fixes, not surprises.

Vendors sometimes want to change light fittings or add outlets the week before an open home. That's fine if there's time, but rushing larger work can leave holes in plaster or paint to patch. We'll tell you honestly which jobs fit the timeline and which are better left as disclosure items for the buyer to plan.

Questions

Common questions.

What electrical work is worth doing before a sale?

Usually repairs rather than upgrades: working lights, undamaged switches and outlets, working smoke alarms and fixing any tripping circuit. Bigger items like a switchboard upgrade are a vendor decision.

Can you work around open homes and photo shoots?

Yes. Tell us the campaign dates and we'll book the work around them.

Can you respond to items in a buyer's building report?

We can inspect the items raised and give the vendor a written summary with photos and a quote, so everyone knows what's actually involved.

Who do you invoice?

Normally the vendor, with the property address on the invoice. We can send a copy to the agency if that's helpful.

Are you licensed?

Yes. NSW Electrical Contractor Licence 332956C, fully insured. Hardwired smoke alarms must be installed by a licensed electrician.
