Electrical safety for short-stay rentals

A short-stay rental has a new set of people in it every few days, none of whom know the house. Guests don't know which switch works the fan, that the bathroom heater shouldn't run for hours, or where the switchboard is when the power goes off.

Ring 0421 772 661 to get your property checked. Blue Link Electrical is a licensed electrician based in Hurlstone Park, working across the Inner West and Sydney.

Why it's different

Guests use a house harder.

Short-stay properties see more wear than a typical home. Chargers get yanked out of power points, lamps get knocked over, and appliances run flat out because someone else is paying the power bill. Faults that would be noticed and reported in a long-term rental can go unmentioned for weeks between guests.

NSW also has fire safety requirements specific to short-term rental accommodation, covering things such as smoke alarms. Requirements change, so check the current rules on the NSW Government website. We look after the electrical side: alarms, safety switches and the condition of the installation.

A sensible baseline

What a host should check.

!

Smoke alarms

Working alarms in the right places, ideally hardwired and interconnected. See interconnected smoke alarms.

!

Safety switches

RCD protection on power and lighting circuits, so a faulty guest appliance trips the circuit rather than hurting someone.

!

Sound outlets and switches

No cracked covers, loose power points or scorch marks. Replace damaged fittings promptly.

!

Enough power points

Outlets by the bed and desk, including USB, so guests aren't using overloaded double adaptors.

!

Clear labels

A labelled switchboard and a simple note on how to reset a tripped safety switch.

!

Outdoor lighting

Well-lit paths and entries for guests arriving at night in an unfamiliar place.

Turnovers

Fixes that fit between bookings.

Most hosts can't afford to block out days for maintenance. Small jobs like replacing a damaged power point, swapping a failed smoke alarm or fixing a light can usually fit into the gap between checkout and the next check-in, if you tell us the window when you book. Bigger work, such as a switchboard upgrade, is better planned for a quiet period.

If you use a co-host or cleaning service, we can arrange access with them directly and send you photos once the job is done, so you don't need to be on site. Invoices go to you or your management company, with the property address.

Guest information

Help guests help themselves.

A one-page note in the house guide prevents many callouts: where the switchboard is, how to reset a tripped safety switch once, and to stop and call if it trips again straight away. Add what to do in an emergency: turn off at the main switch if safe, call 000 for fire or injury, and Ausgrid on 13 13 88 if the whole street is out. Our guide to a safety switch that keeps tripping is a good starting point for that note.

Questions

Common questions.

Do short-stay rentals need hardwired smoke alarms?

NSW has fire safety requirements for short-term rental accommodation. Check the current standard on the NSW Government website. Hardwired, interconnected alarms are a strong choice for any property with changing guests.

Can you work between guest bookings?

Small repairs often fit between checkout and check-in. Tell us the window when you book and we'll say whether the job fits.

Can you arrange access with my cleaner or co-host?

Yes. We can coordinate access with them and send you photos and an invoice when the work is done.

What should guests do if the power goes off?

Check the switchboard and reset a tripped safety switch once. If it trips again or there's any burning smell, leave it off and call. If the street is out, it's an Ausgrid outage.

Are you licensed?

Yes. NSW Electrical Contractor Licence 332956C, fully insured.
