An electrician for builders

On a building job, the electrician has to turn up at the right stage, finish before the plasterers arrive, and come back for fit-off without holding anyone else up. That's what builders need, more than anything else.

Fitting your program

Electrical at each stage.

We work to the builder's program, not the other way round. Tell us the dates for frame, lining and fit-off, and we'll plan the electrical around them, with clear notice if a stage can't be met.

!

Early planning

Reviewing plans for supply capacity, switchboard location and any loads that change the scope, such as induction, heat pumps, ducted air or EV charging.

!

Demolition and make-safe

Disconnecting and making safe existing circuits before demolition, and keeping power available to the rest of the house where needed.

!

Temporary power

Site power arranged so trades can work safely while the permanent installation is being built.

!

Rough-in

Cabling, boxes and conduits placed before linings go on, with positions checked against the plans and the client's selections.

!

Fit-off

Lights, power points, switchboard work and appliance connections once surfaces are finished.

!

Test and certify

Testing to AS/NZS 3000 and a Certificate of Compliance for Electrical Work for your handover file.

Supply and connections

Sorting the supply early.

The biggest delays on renovation jobs often come from the supply rather than the wiring. An extension that adds a kitchen, air conditioning and an EV charger can push an older single-phase supply or an old switchboard past what it was designed for. Finding that out at frame stage is too late.

We look at the existing main switch, switchboard and service at the start. If the job needs a new or upgraded connection, or the meter or service has to move, that goes through Ausgrid's connection process and work on the network side is done by an Accredited Service Provider. Our guide to Level 2 electricians explains who does what. Raising it early keeps it off the critical path.

Older homes

Renovating Inner West houses.

Most builds in the Inner West are alterations to old houses, not clean slates. Opening up walls in a terrace or Federation cottage often reveals wiring from several eras, and the electrician needs to decide quickly what can stay and what needs replacing. We flag those findings to the builder straight away with photos, so variations are agreed before work continues.

For the common surprises in these houses, see old wiring in Inner West terraces. For kitchen-heavy jobs, our kitchen renovation electrical checklist is useful to share with clients while they make selections.

Quotes, variations and invoices.

Quotes are itemised against the plans, with allowances for client selections stated clearly. Variations are put in writing before the work is done. Invoices go to the builder, in stages if that suits your contract, and licence and insurance details are available for your subcontractor records.

Questions

Common questions.

Do you work as a subcontractor to builders?

Yes. We quote and invoice the builder and work to the builder's program and site rules.

Can you arrange temporary power for the site?

Yes. We can set up safe site power so trades can work while the permanent installation is being built.

Who handles the Ausgrid connection?

If the supply needs to be upgraded or moved, it's applied for through Ausgrid's connection process and the network-side work is done by an Accredited Service Provider. We check capacity early so it's planned in.

How do you handle variations?

We note what we find, photograph it and put a written variation to the builder before doing extra work.

Do you provide compliance certificates for handover?

Yes. Completed work is tested and you receive a Certificate of Compliance for Electrical Work where required. Licence 332956C.
