Homes and electrical work in the CBD & Inner City

The City of Sydney is the most apartment-dense part of the metro area. At the 2021 Census, 78.5% of its occupied private dwellings were flats or apartments, 18.3% were semis, terraces or townhouses, and only 2.1% were separate houses. 64.1% of homes were rented and the median age was 34.

That shapes the work. In apartment towers in Pyrmont, Haymarket, Zetland and Green Square, most jobs are inside one unit: extra power points, lighting, a new oven or cooktop circuit, or tracing a fault on the unit's own board. Anything in common areas, risers or the main switchroom is the owners corporation's call. In the older terrace streets of Surry Hills, Redfern, Darlington, Glebe and Erskineville, it is more often aged wiring, small switchboards with no room for safety switches, and renovations in narrow buildings.

The poles, wires and meters here are run by Ausgrid. For street outages or fallen lines call Ausgrid on 13 13 88. Service-line and metering work is Level 2 work, which we refer to an Accredited Service Provider; we work on your side of the meter.

Common questions

Can you work in my apartment without strata approval?

Work inside your own unit, on your side of the unit's switchboard, usually does not need strata approval, but many buildings have by-laws on access, noise and working hours. Anything in common property, such as risers, car parks or the main switchroom, needs the owners corporation's approval first.

Who do I call if the power is out across my building?

If the whole building or street is out, it is a network fault for Ausgrid, on 13 13 88. If only your unit is out, check your own switchboard first, then call us.

Do you work on terraces in heritage conservation areas?

Yes. Most electrical work in a terrace is inside the building, but external fittings or changes to the facade can need council approval in heritage areas, so check with the City of Sydney before changing anything visible from the street.
